2. The TENANT shall pay the first month's rent to the LANDLORD by Etransfer within 24 hours following acceptance of the promise to lease.
3. The TENANT shall supply a Security Deposit equal to one month's rent to Fleurette Lefebvre Certified Broker "in trust" the day prior occupancy of the premises.
4. The TENANT shall supply rent payments to the LANDLORD by Etransfer on the first day of each month.
5. In the event of loss of keys, fobs, garage door opener, fees of 225$ shall be deducted from the Security Deposit at the end of the rental term.
6. A move-out cleaning shall be payable by the TENANT and deducted from the Security Deposit at the end of the rental term.
7. The property is rented as it is. Any additional services than those indicated at clause 4.5 shall be charged to the tenant and paid from the Security Deposit at the end of the rental term.
9. The TENANT and/or his family and guests shall abide to the building rules of the co-ownership. Copy of such shall be given to him upon occupancy.
10. The TENANT shall obtain insurance for his personal belongings and a 2 million dollar liability coverage. Said insurance shall be in effect the day prior to occupancy. It shall be maintained for the duration of the rental term and for the renewal months (if applicable). Proof shall be submitted to the LANDLORD prior to occupancy date. LANDLORD must submit a copy to the condo Administration along with TENANT's vehicle information.
