Addendum
1. No animal allowed (for tenant , nor his family, nor his visitors). No smoking, no vape, no cannabis. No sub-lease, no airbnb. All this for the entire duration of the lease.
2. The TENANT shall pay the first month's rent to the LANDLORD upon signing the lease, by Etransfer.
3. The TENANT shall remit a security deposit equal to one month's rent to the listing broker "in trust" 48 hours prior to occupancy date, by Etransfer.
4. The TENANT shall pay rent to the LANDLORD on the first day of each following month, for the duration of the lease, by Etransfer.
5. The TENANT shall obtain insurance for his personal effects and civil liability of 2 million dollars for the duration of the lease. He shall supply proof of insurance coverage to the LANDLORD 48 hours prior to occupancy date, along with information on his vehicle which shall be parked at space #126.
6. A move-out cleaning shall be done by the LANDLORD's person and deducted from the security deposit.
7. In the event there would be damages to the premises and/or it's content, the TENANT shall be held responsible and will have to pay for repairs. The LANDLORD shall obtain quotes prior to getting repairs done, these shall be deducted from the security deposit. The balance shall be remitted to the TENANT within 10 days following the end of repairs.
8. In the event the repairs would cost more than the security deposit held in trust, the TENANT shall be held responsible to pay the difference to the LANDLORD within 10 days following receipt of quotes obtained by the LANDLORD.
9. In case of loss of keys a fee of $250 shall be deducted from the security deposit.
10. The property is rented as is. If ever the TENANT requires additional services, their costs shall be deducted from the security deposit at the end of the lease, as long as the LANDLORD can obtain such services.
11. The TENANT, his family and his visitors shall respect the co-ownership rules and regulations. Copy of such shall be given to him upon signing the lease or following acceptance of his promise to lease, as he prefers.
